Most fire cleanup advice is written as a warning to hire someone. This one is written as a list, because the honest answer is that some of it you can do and some of it you genuinely cannot.

The common thread is that all six items share one property. Cleaning them badly does not leave the damage where it was, it makes the damage worse or moves it somewhere new.

What is the fire damage you should never clean yourself?
Six categories, in rough order of how much harm a well meant attempt can do.
- Anything in the HVAC system: ducts, returns, the blower, the coil, and the filter housing.
- Protein residue from a kitchen fire: the near invisible greasy film from burned meat, oil, or milk.
- Soot inside electronics and appliances: anything with a circuit board, a motor, or a heating element.
- Attic and wall insulation: both fiberglass batts and blown in cellulose, once smoke has reached them.
- Charred structural wood: framing, joists, roof decking, and anything load bearing.
- Burned painted surfaces in homes built before 1978: where lead based paint is likely present.
Two more sit just off the list and depend on scale. Firefighting water damage and heavy soot on porous walls and ceilings are homeowner work at small scale and professional work at large scale.
Why is ductwork the first fire damage you should never clean yourself?
Because it is the only part of your house designed to move air into every other part of it. A closed door stops smoke. A return vent does not.
During a fire the system pulls soot into the ductwork and deposits it on duct interiors, the blower wheel, and the evaporator coil. It is still there after the flames are out.
Switching the system on to clear the air is the single most expensive mistake homeowners make. It takes a contained problem and redistributes it through the whole house.
Household duct cleaning gear does not reach any of the surfaces that matter. Flexible duct, the coil, and the blower housing need negative air containment and equipment you cannot rent meaningfully.

What makes protein residue impossible to clean normally?
Protein residue is what a kitchen fire leaves when meat, oil, or milk burns without much flame. It is nearly invisible, and that is the whole problem.
It coats every surface in a thin, varnish like film, including the inside of cabinets and the tops of door frames. You cannot see where it is, so you cannot tell where you have already cleaned.
Water and ordinary all purpose cleaner make it worse. Both smear the greasy layer sideways and drive it into paint and grout, which is when a wipeable surface becomes a repaint.
The odor is the second half of the problem. Protein smells absorb deep into porous materials and keep releasing for months, which is why the smell returns on the first humid day after a cleaning that looked successful.
Professional work here uses alkaline or enzyme based chemistry to break the residue rather than move it, then seals whatever cannot be fully cleaned. Household degreasers are not the same chemistry.

Why should you not wipe soot off electronics and appliances?
Because the visible soot on the case is the least important soot. Anything with a cooling vent pulled residue inside while it was running or while it was warm.
Once inside, soot combined with humidity forms mild acids that attack solder joints, contacts, and copper traces. The corrosion continues quietly long after the surfaces look clean.

Neither one can be cleaned at all. They are removal items, and treating them as cleaning problems is how odor becomes permanent.
Insulation is a sponge with enormous surface area. Once smoke reaches it, the odor compounds are held throughout the material and no surface treatment reaches them.
That is why a house can smell like smoke months later even though every visible surface was cleaned twice. The source is above the ceiling, not on it.
Charred wood is a structural question, not a cleaning one. Char depth determines whether a member is sound, and scrubbing the black off destroys the evidence an engineer needs to measure it.
Sanding or wire brushing charred framing also aerosolizes everything that burned, in an enclosed space, usually without ventilation. It is one of the worst exposures in the whole process.

What changes if your house was built before 1978?
Lead. Paint sold for residential use before 1978 commonly contained it, and a large share of older housing still has some under later coats.
Fire and heat blister and char that paint, and scraping, sanding, or wire brushing it releases lead dust that spreads far beyond the room you are working in.
A shop vacuum makes it worse by blowing fine particles straight back out the exhaust. Only a genuine HEPA rated vacuum captures particles at this size.
Older homes may also contain asbestos in pipe insulation, floor tile, textured ceilings, and duct wrap. Fire damaged versions of those materials are friable, meaning they release fibers when disturbed.
If your home predates the late 1970s and any painted or insulated surface was burned, that specific work belongs to someone certified, and the cost is usually part of a covered claim.
What fire damage can you clean yourself?
More than most restoration marketing admits. If your fire was small and contained, this list may be the entire job.
- Ventilate with open windows and box fans pointed out, once the structure has been cleared as safe.
- Dry remove loose soot first with a HEPA vacuum held slightly off the surface, or a chemical sponge used with no water and no pressure.
- Hard nonporous surfaces: sealed counters, glass, tile, metal, and finished cabinet exteriors, after the dry pass.
