An attic fire looks smaller from the street than it is. Half of the damage is above a ceiling you cannot see through and the other half rained down into the rooms below.

It is also the one location where the first question is not about cleaning. It is about whether the building is still safe to stand under.

This page walks through the order the days after should run in, what the roof structure verdict actually depends on, and what usually survives.

What do you do first after an attic fire?

In this order, and the first two are not optional. Stay out, then cover the roof.

  1. Do not re enter until the fire department says the structure is safe, including staying out of rooms directly under the burned area.
  2. Get the roof tarped or boarded the same day, because an open roof turns a fire claim into a fire and water claim overnight.
  3. Have the power to the affected circuits shut off at the panel, and leave it off until an electrician has looked at the wiring in the attic.
  4. Photograph everything from the ground and from inside the rooms below before anything is moved or covered.
  5. Open the claim the same day and say clearly that the fire involved the roof structure, because that changes who your insurer sends.
  6. Get a structural opinion from an engineer or a restorer with structural experience before anyone loads the ceiling or walks the roof.
  7. Do not go up the hatch to look, no matter how tempting. Fire damaged joists give way without warning.

Why is an attic fire more structural than other house fires?

Because there is nothing in an attic except the things that hold the roof up. Framing is the first item ignited in most attic fires.

In a living room the fire burns furniture first and the structure last. In a roof space the order is reversed.

Modern roofs make that worse. Engineered trusses use small section timbers and metal plates, and both lose strength far faster than old heavy rafters.

The plates are the weak link. Once heat has warped or partly released the toothed connector plates, the truss is compromised even where the wood looks acceptable.

That is why a truss roof after a fire is usually replaced in whole sections rather than repaired piece by piece.

Attics also have no compartmentation. There are no internal walls up there, so a fire that starts in one corner has an open run across the whole footprint of the house.

How do you know if the roof trusses can be saved?

By depth of char, not by colour. Smoke blackening is cosmetic. Charring is structural.

Timber that is discoloured by smoke but not burned into is normally acceptable once it has been cleaned and sealed.

Charred timber is different. Wood burns from the outside in, and the char layer that is left is not carrying any load at all.

  • Light surface scorch: often cleaned back and kept, particularly on large section rafters and beams.
  • Char you can push a screwdriver into: that depth is gone, and what remains has to be recalculated or replaced.
  • Any heat damage to truss plates: assume replacement of that truss, because the joint is the load path.
  • Deflection, sag or a wavy roof line: stop, get an engineer, do not put anyone or anything on the roof.

The verdict is a calculation, not an opinion. A structural engineer measures the residual section and decides whether it still meets the load.

What causes attic fires, and why does the cause matter now?

Because the cause tells you what else in the house is suspect. Electrical faults dominate attic fires by a wide margin.

Knob and tube wiring buried under later insulation, junction boxes without covers, recessed light fittings packed around with insulation, and bathroom fans that have been running hot for years are the recurring stories.

If your fire was electrical, the same wiring runs on into rooms that did not burn. An electrical inspection of the whole house is reasonable, not paranoid.

The other common causes are worth knowing because they change the repair. Lightning strikes account for a meaningful share, and chimney and flue heat accounts for another.

A chimney related attic fire means the flue itself needs inspection before anything is lit again, however tidy the roof repair looks.

What happens to the insulation, ducts and stored contents?

The insulation goes. That is the simplest line in the whole estimate. Blown in cellulose and fiberglass batts are not cleanable.

They are porous by design, they hold smoke odor indefinitely, and once wet from firefighting water they compress, lose their rating and grow mold.

Expect full removal and replacement of insulation across the affected area, and usually across the whole attic rather than a patch.

Ductwork in the attic is the second question, and it matters more than people expect because those ducts feed every room in the house.

  • Flexible ducting: the insulated flexible runs common in attics are usually replaced rather than cleaned.
  • Rigid metal ducts: often cleanable, but only after the system has been isolated and sealed at the registers.
  • Stored contents: cardboard boxes, textiles, holiday decorations and paperwork absorb odor and rarely justify cleaning.
  • Photographs and documents: the exception worth rescuing, and worth freezing if they came out damp.

Do not run the heating or air conditioning until the ducts have been checked. Running it distributes attic soot to every room that never had a fire.

For anything paper based that came down with the water, bag it and freeze it rather than trying to dry it out on a table today.

What does the water do after an attic fire?

It goes down, and it takes the fire damage with it. A roof fire is a whole house water event.

Water hits the attic floor, soaks the insulation, then finds every ceiling penetration: light fittings, extractor fans, loft hatches and the gaps around pipework.

Ceilings below a fire attic often have to come down, partly because they are saturated and partly because the insulation above them has to be removed anyway.

The deadline is short. Wet building materials can begin growing mold within a day or two, which is why extraction and drying start before any cleaning.

This is normally covered, but it gets argued about, and whether insurance covers water damage from firefighters explains where the line falls.

Why does the house smell after an attic fire that never reached the rooms?

Because ceilings are not airtight, and because heat drove the smoke through every gap it could find.

Recessed lights are effectively open holes. So are attic hatches, bathroom fan housings, and the gaps where plumbing stacks pass through.

The odor then settles into the porous surfaces below: drywall, ceiling paint, carpet, curtains and upholstery, which is where it lives for months.

Sealing the cleaned ceiling with a shellac based primer is standard practice after an attic fire, because paint alone does not block odor.

For the living space below, the order is the same as any smoke job: dry clean the surfaces, seal them, then treat the air, and never the other way round.

What does an attic fire cost, and how long does it take?

More than the burned area suggests, because roof work brings scaffolding, weather protection and a rebuild trade rather than a cleaning crew.

A contained attic fire with an intact roof deck and no structural replacement can land in the low tens of thousands once insulation, ceilings, ducts and odor work are included.

Replacing trusses and re roofing pushes it considerably higher, and adds weeks because trusses are usually made to order rather than pulled off a shelf.

Timeline is typically several weeks to several months, driven by three things: the engineer's report, the truss lead time, and whether you can live there meanwhile.

When is it safe to live under that roof again?

When four separate things are signed off, and not before any of them.

  • Structure: an engineer or building official has confirmed the roof and ceiling framing carries its load.
  • Electrical: the circuits that ran through the burned area have been inspected and repaired or replaced.
  • Moisture: readings in the framing and ceilings are back to normal, verified with a meter rather than by feel.
  • Air: insulation replaced, ducts cleaned or replaced, and the odor gone rather than covered.

The one people skip is moisture. A house can look finished and still be drying inside the ceiling void, which is how mold arrives after the repair.

One last honest note. Attic fires are rarely a DIY recovery. The cleaning part might be, but the structure and the roof are not.

Common questions

Can I go up into the attic to see the damage myself?

No, not until someone qualified has confirmed the framing is sound. Fire damaged joists and trusses fail without warning, and the char layer that looks solid carries no load at all. There is also a real air quality problem up there, since burned insulation and wiring leave residues you do not want to be kneeling in without protection.

Do the roof trusses always have to be replaced after an attic fire?

Not always. Timber that is only smoke blackened is usually cleaned and kept, and light surface scorch on large sections can often be cleaned back. Replacement becomes likely when char is deep enough to reduce the working section, or when heat has affected the metal connector plates at the joints, because those plates are the load path in a modern truss.
