You are standing in a kitchen with soot on the doors and a scorch line up the wall, trying to work out what actually survives. The verdict gets made component by component, not room by room.

A kitchen a total loss after a fire is really an accumulation. Once enough line items move to the replace side, a full gut becomes both cheaper and cleaner than saving pieces.

Is my kitchen a total loss after a fire, or can most of it be saved?

Most kitchen fires do not total the kitchen. Roughly nine in ten cooking fires never leave the pan, and those leave you a serious cleaning job rather than a rebuild.

Everything changes the moment flame leaves the cooking vessel. Fire that reaches the cabinet run above the range is what starts a real gut conversation.

Use this as your working rule while you walk the room. If flame touched the cabinets, the wall has to open, or the odor survives a real cleaning, you are heading toward replacement.

Are the cabinet boxes salvageable after a kitchen fire?

Look at what the box is built from, not at what the door looks like. Most boxes made since the 1990s are particleboard or MDF under a thin melamine or veneer skin.

Particleboard is wood chips and glue pressed into a panel. It swells, delaminates, and holds odor, and none of that reverses once heat and firefighting water have reached it.

Plywood boxes behave differently. The layers stay put, the faces clean and seal, and a plywood box is worth fighting for when a particleboard one is not.

Do the drawer test yourself. Pull a drawer fully out and look at the raw unfinished edges and the back panel, because that is where damage shows first.

The back panel is the weak point in almost every stock cabinet. It is often an eighth of an inch thick and unfinished on both sides.

Any char on the box means that box is finished. Charred particleboard has lost the glue bond that made it a structural panel to begin with.

Closed cabinets are not sealed cabinets either. Smoke is pulled through the gap around the doors and settles on interior surfaces that were never meant to be scrubbed.

Can cabinet doors be refinished instead of replaced?

Doors are the forgiving part. Soot sits on the finish, not in the wood, so a solid or veneered door with an intact lacquer coat usually cleans, sands, and refinishes.

Thermofoil doors do not get that option. The vinyl film is heat bonded to MDF and it bubbles and peels far below flame temperature, which is permanent.

Painted MDF doors are repaintable if they are still flat. Run a hand along the bottom rail and the edges, because swelling at the edges is the disqualifier.

Refacing means new doors and drawer fronts plus a veneer over your existing face frames. It is a legitimate fix, but refacing solves appearance, not odor.

That is where people get burned a second time. New doors on a box that still smells will smell again the first humid week of the year.

Typical contractor pricing puts refacing near $100 to $250 per linear foot against roughly $100 to $300 for installed stock cabinets. The gap is narrower than most people expect.

Do countertops survive a kitchen fire?

Laminate is the usual casualty. The plastic top layer is tough, but the substrate underneath is particleboard, and swollen substrate shows as bubbling and lifted seams.

Granite handles direct heat well. What kills it is thermal shock cracking and failed seam epoxy, plus the wood build up strips glued to the cabinets beneath it.

Engineered quartz is roughly 90 percent ground stone held together by polymer resin. The resin is the weak link, scorching yellow or brown long before the stone itself cares.

Solid surface acrylic is the most forgiving material in the room. It is the same all the way through, so scorch and soot sand out and polish back.

Butcher block sits in between. Shallow char sands off, but end grain drinks odor and usually loses the argument.

Here is the part nobody mentions on a first walkthrough. The countertop has to come off to replace the cabinets under it, and stone rarely survives removal in one piece.

Which appliances have to be replaced after a kitchen fire?

Two things kill kitchen appliances after a fire and neither one is visible from the front. The control board and the insulation.

Smoke residue is corrosive and conductive, which is exactly what a circuit board cannot tolerate. NEMA's guide on fire damaged electrical equipment places components containing semiconductors and transistors in the replace column.

The same guide is blunt about trying to save them. Washing, rinsing, or repairing fire damaged products with electronic circuitry should not be attempted.

Corrosion is a slow failure, which is the trap. A board that powers up fine today can quit eight months later, long after the claim closed.

Then there is insulation. Refrigerators, dishwashers, and ovens carry foam or fiberglass packed between the outer shell and the liner, and that is exactly where odor lodges.

You cannot reach it. No wipe down, ozone pass, or surface cleaning gets into a sealed cavity, and the smell returns the moment the appliance heats up.

So the rule is simple. Anything in the room of origin with a board or an insulated cabinet gets evaluated by a technician before it is plugged back in.

What happens to the range hood and the duct behind it?

The hood was the exhaust path for your fire, which makes it the dirtiest component in the room. It pulled flame and grease laden smoke straight into the duct.

Residential duct runs are not cleanable to bare metal in place. Rigid elbows, flex sections, and soffit runs hold residue no brush is going to reach.

That residue is also a re-ignition risk. Grease left inside a duct is fuel sitting directly above a cooking appliance.

Replace the hood, replace the duct run, and find where it terminates. Condensed residue in a soffit or attic run is a common source of odor that comes back weeks later.

Check the HVAC as its own question. If a supply or return was open during the fire, the system spread that smoke through the house.

Do the drywall, flooring, and wiring have to come out?

Drywall is judged by its paper face. Scorched, blistered, or browned paper means replacement, while paper that is only sooted cleans, seals, and paints.

Sealing is not optional on walls you keep. A shellac based or purpose made odor sealer is what stops residue bleeding back through fresh paint.

Framing runs on char depth. The common field rule treats char under about a quarter inch as surface deep and assessable, while deeper char, warping, or lost section means the member is replaced.

When it is close, that call belongs to a structural engineer. It does not belong to whoever is holding the estimate.

Flooring is mixed. Vinyl and LVP curl and soften near heat, tile often survives while its grout and subfloor may not, and hardwood sands out if char stopped at the finish.

Wiring is the quiet decider. NEMA lists wire, cable, flexible cords, and wiring devices as replacement items after exposure to fire, heat, or soot.

That is why the wall opens. Once circuits in the burn zone have to be pulled, your partial repair has already become a gut of that wall.

When does partial repair cost more than a full kitchen gut?

Four questions settle it. How many boxes are gone, whether the countertop survives removal, whether the wall opens for wiring, and whether the finish can be matched.

Matching is usually what tips the scale. Door styles and finishes get discontinued constantly, and a ten year old kitchen rarely matches anything currently sold.

Run the partial math honestly. Removing, refinishing, and reinstalling salvaged uppers, plus a new countertop, plus odor sealing, lands close to a replacement that carries a warranty.

The 2026 market does not help you either. A 25 percent Section 232 duty on imported kitchen cabinets and vanities took effect in October 2025, which lifted replacement quotes broadly.

When does an adjuster call a kitchen a total loss after a fire?

An adjuster prices the kitchen back to pre-loss condition at the lowest reasonable cost, which is why clean and seal appears on the first estimate for items you assumed were gone.

That is not bad faith. It is the standard, and what moves it is line items and photographs rather than frustration.

Matching is your strongest argument in this room. Many states carry matching or line of sight regulations requiring reasonably uniform appearance within a single view.

In a kitchen that matters enormously. If the burned run cannot be matched, undamaged cabinets and flooring in the same line of sight may be owed as well.

Appliances get depreciated hard. Under actual cash value a ten year old refrigerator settles for a fraction of a new one, and only replacement cost coverage closes that gap.

Which is why a kitchen that still looks standing gets totaled. Once cabinet removal, odor treatment, countertop, wiring, drywall, and flooring hit one estimate, replacement beats the sum of the partials.

Do not let anything leave the room first. Photograph every run, record door style, finish, and box construction, and keep a cutoff of the countertop.

  • Count the boxes that are charred, swollen, or still smelling after cleaning, and write the number down.
  • Photograph the raw edges inside drawers and under sinks, where particleboard damage is visible.
  • Note the door style and finish from the inside of a door, along with any cabinet maker label.
  • List every appliance with model, age, and whether it has an electronic control board.
  • Trace the hood duct to its termination and photograph any soffit or attic section.
